The Staveley Works area consisted of around 200ha of mainly derelict industrial land near Chesterfield, Derbyshire.  The master plan was designed to provide a framework for developing residential and employment uses that considered the severe constraints of the site whilst respecting its history.

As well as areas of landfill and former industrial works, the site was subject to flooding from the River Rother running through its centre.  However along with the river and the Chesterfield Canal, located next to the southern boundary, the area had many positive features including prominent buildings and remnants of the sites industrial past.

These features formed the basis of a ‘Heritage Trail’ running through the centre of the site and the location of a community focus that included new community uses, local retail and a primary school.
