New Brunstane will be a new neighbourhood of 1300 homes with local centre, a primary school and a rich variety of landscape, parkland and community growing areas on a 50ha site to the south east of Edinburgh.

AREA undertook a comprehensive stakeholder and community consultation process alongside the design of the strategic masterplan and design code on behalf of The EDI Group.

The masterplan sought to compose new streets and spaces inspired by the built heritage and designed landscape around of Brunstane House, Newhailes, Newcraighall and Joppa and from the celebrated urban forms of Edinburgh.

The experience of a ‘landscape for everyone’ is prioritised; for people who live in the area both now and in the future. A series of parks, squares, community gardens and avenues are proposed that frame a spectrum of choreographed views, spaces and routes that respond to what is unique about the local area, the landscape, water courses, topography, views to the sea, listed buildings and their future potential. The linking of footpaths to the wider network encourages walking and cycling.

AREA’s Strategic Masterplan and Design Code for New Brunstane defines the principles and proposed safeguards to guide future phases of development ensuring that it will enhance the unique characteristics of the area.

New Brunstane received Planning Permission in Principle in April 2017.
