Longcross Village, Surrey
Broadway Malyan was appointed by Crest Nicholson and Aviva Investors to produce a masterplan and outline planning application for a major development site in the Surrey Green Belt. The site, formally used by the Defence Evaluation and Research Agency (DERA), comprises over 123 hectares and straddles the M3 motorway, but also lies adjacent to Wentworth, one of the country’s most valuable areas of real estate as well as the ecologically rich Chobham Common, designated a Special Protection Area. The site comprises a fascinating mix of undulating woodland landscape, large expanses of open hard-standing and several historic features.
Broadway Malyan’s concept was to create a new settlement that was based on the best examples of Surrey villages including housing set within undulating woodland, mixed and varied in character and surrounded by open, accessible countryside. We also wanted to ensure that it was a contemporary version of a Surrey Village with modern facilities and high quality public transport links to nearby key employment destinations and higher order services.
The masterplan accommodated 1,500 homes within a range of distinct character areas, plus employment, large areas of open space, a village centre and a railway station.
Broadway Malyan submitted a Masterplan Development Framework Document to the Council to support the site’s allocation as a new village. We then prepared an outline planning application for the site.
