Lincolnshire Lakes Masterplan
Allies and Morrison Urban Practitioners secured outline planning permission for 3,000 homes across two new villages and a commercial park in North Lincolnshire on behalf of the Lucent Group in October 2014.
The practice has taken a lead role in coordinating the wider design team and preparing the masterplan and the associated suite of planning applications. We were also responsible for consultation on the proposals and ongoing liaison with the Local Planning Authority and ATLAS to inform the preparation of the Council’s Area Action Plan for the wider Lincolnshire Lakes site allocation.
The masterplan establishes a distinctly modern identity for the settlements, inspired by the character of traditional villages.
A key element in the scheme’s evolution has been the development of a comprehensive, integrated green infrastructure strategy, comprising drainage, ecological mitigation and attenuation proposals. These landscape interventions have been instrumental in defining a unique character for the development. A new primary school is proposed, along with formal and informal areas of play. Local village centres with community buildings and public spaces will provide a focus and meeting place for village life.
The two villages are being developed as part of a wider Area Action Plan for the area which sets out guidance for 6,000 new homes in total.
The scheme is a catalyst for a number of major infrastructure proposals including the de-trunking of the M181 motorway and the reinforcement of flood defences along the River Trent which will benefit existing residents in the adjacent villages of Burringham and Gunness.
