Leicester Waterside comprises 60 ha of brownfield land between the River Soar and the A50 to the north west of the city centre.   It is a gateway to the city and has significant potential for economic and physical transformation to create a high quality residential-led mixed use neighbourhood which connects the city centre to its waterfront.

Alan Baxter was commissioned by the City Council to prepare an SPD for the area which provides the spatial plan and vision for change and investment over the next 10-15 years. 

Subsequent to the SPD they provided urban design, transport and engineering advice for the preparation of a masterplan and outline planning application for Phase 1 of the regeneration area.  This first phase comprises around 500 residential units (houses and flats) together with some commercial and retail uses.  Flood risk and ground contamination are key engineering considerations that have informed the masterplan in terms of creating additional flood storage, the application of SUDS and the physical level at which streets and buildings will be constructed in the future.
