A group of regeneration sites in the London Borough of Barnet. These are all based around the Colindale underground station, formerly under-utilised as a transport node adjacent to a redundant hospital. Approximately 1,100 apartments and houses are currently under construction on this site with a further 100 flats completed on an ex-industrial site nearby and the most recent proposal being the redevelopment of the British Library site, opposite the underground station, where an application for 400 apartments received planning approval in 2014.

The overall framework and site masterplans bring high quality, high density housing, new areas of public realm, improvements to existing parks, and a new neighbourhood centre to a highly sustainable location with good public transport links. Redevelopment of the hospital also site created good access to a major local park, which now forms part of a new borough-wide cycle and pedestrian ‘green walking’ link. New and existing residential uses will support the new neighbourhood centre providing retail and other facilities.

The neighbourhood centre is set around two new urban squares across Colindale Avenue and adjacent to the existing underground station, providing attractive urban open space and a heart to the new community.

AR Urbanism was master planner and urban design advisor for Phases 2 & 3 of the Hospital site, the British Library site and the ex-industrial site, adding a total of:

  • Residential units: approximately1,600;
  • Mixed-uses include retail and community facilities;
  • Improved local connections and links through the area;
  • Improvements to local parks and new public squares.
