City Gateway is a proposal for a sustainable mixed employment and residential scheme to extend the previously consented Port Salford Development. This would form a nationally significant tri-model logistics and distribution hub, creating 345,000m2 of employment floorspace alongside strategic retail and leisure development and a new housing community of 1,200 homes.

The project area comprises 160ha of land to the west of Salford and includes the Port Salford Extension which is identified for Green Belt release and allocation in the draft Greater Manchester Spatial Framework.

The site is important in terms of economic development potential, being located within a wider context of emerging transport, employment, retail and leisure improvements, including Port Salford, City Airport, Salford City Stadium, Western Gateway Infrastructure Scheme and Metrolink extension. This will create a mix and diversity of land uses that support the economy of Irlam and Eccles, as well as providing a nationally important tri-modal logistics hub to benefit Salford and Greater Manchester.

TEP provided masterplanning services to illustrate how the sites could deliver employment land and new homes as part of the Greater Manchester Spatial Framework. Working with Turley, TEP provided input to the deliverability prospectuses submitted to the Greater Manchester Combined Authority to show the sites potential.

This included working alongside highway consultant TTHC and ground conditions specialist SGI, TEP’s design included stand-alone masterplans for each of the sites which were integrated as a composite masterplan, with each other and the adjacent Port Salford and Salford City Stadium sites. The design responded to key constraints through a cohesive framework of transport, landscape and built development.
